Sellers Outnumber Buyers Nationwide — What That Means in Mansfield and North Central Ohio

In August, sellers outnumbered buyers by 57.9% across the country. That is the widest gap Redfin has recorded since 2013. If you are buying or selling around Mansfield, Ontario, Lexington, Shelby, Bellville, Ashland, Galion, Crestline, Bucyrus, or Mount Gilead, the headline lands hard. The useful question is simpler: what should you actually do with it here?

This piece adapts Redfin’s August seller-and-buyer surplus numbers, as covered in BAM / NowBam industry reporting, for clients on my North Central Ohio farm. It is not a copy of a national promo, and it does not invent a Mansfield metro surplus that Redfin did not publish.

What Redfin measured

Redfin tracked roughly 1,534,918 sellers against about 972,300 buyers in August. The national surplus moved from 52.1% in July to 57.9% in August. Sellers rose about 3.9% month over month. Buyers barely moved, up about 0.1%.

Redfin’s labels are plain. A buyer’s market is when sellers outnumber buyers by more than 10%. A seller’s market is the reverse. Within 10% counts as balanced. In this cut, 36 of 49 metros analyzed sat in buyer’s markets. Only five sat in seller’s markets.

Those are national and metro-level counts. They are not a Richland County inventory count, not a days-on-market average for Mansfield, and not a surplus percentage for any one street in Ontario or Ashland. Treat them as the national weather report, then decide how to dress for your block.

Sun Belt surplus is not our farm

The strongest buyer’s markets in that Redfin list leaned Sun Belt: Nashville, Miami, Houston, and peers with triple-digit seller surpluses. That inventory math is real for those metros. It is not the daily experience of shopping Clear Fork, Ontario Local Schools, or a Galion street near U.S. 30.

Mansfield and the towns around it are not in that Redfin 49-metro list as their own row. The closest Ohio metro named in the article is Cleveland, and Cleveland landed in the balanced group in August, alongside places like Baltimore, Boston, and Chicago. Balanced means sellers and buyers were within 10% of each other in that metro cut. It does not mean Cleveland equals Mansfield street by street. It does mean the Midwest signal in this data set is calmer than Nashville’s.

If you live in Shelby, Crestline, Bucyrus, or Mount Gilead, use that contrast the honest way. National headlines can show a buyer’s market. Your listing still has to compete with the house next door, not with Miami condo inventory.

Leverage is not a crash

Redfin’s price contrast in the same reporting is worth sitting with. Across the five seller’s markets, prices were up about 5.5% year over year. Across buyer’s markets combined, prices were still up about 1.6%. More leverage for buyers does not automatically mean values collapse.

Asad Khan, a Redfin senior economist, has talked about choosy buyers, room to negotiate, and sellers who need to prep and price competitively. In plain talk for this farm: buyers can ask without assuming every seller folds, and sellers can still have equity without pretending August 2020 demand is back.

A national buyer’s market gives you permission to slow down and write a smarter offer. It does not give you a free pass to lowball every house from Mansfield to Ashland and expect a thank-you note.

Ask for the concession that actually matters on that property: price, repairs, closing help, or timing. Compare what you are asking for against how the home shows, how it is priced, and how long it has sat. A well-priced, well-prepped home in Lexington or Bellville can still draw serious interest even when the national tape favors buyers.

How I read it for North Central Ohio

I work this farm through Dream Huge Realty across Richland, Ashland, Crawford, and Morrow Counties. The Redfin August story tells me buyers have more room to ask, and sellers have less room to coast. Cleveland’s balanced label in that same cut is the nearest named Ohio metro signal we have here. It is a regional hint, not a street-level Mansfield surplus percentage.

So the local play stays simple. Buyers: negotiate for what moves the deal, not for theater. Sellers: prep, price, and compete so the right buyer can say yes. If you are doing both in one move, run the sell-then-buy math before you list or write an offer.
