On Market Wednesdays: Mid-Ohio Investor Deals, October 7, 2026

I went through this week's Mid-Ohio board and pulled the deals that look like they have some real room in them. There are six auctions coming up over the next few weeks, a large land auction near Galion, three rentals side by side on one Mansfield street, and a four unit setup in Shelby that already brings in rent.

This week's nine

1. County Line Rd land, Galion (auction)
A large tillable land auction near Galion with about 1,090 feet of road frontage. It sells as is. The listing has the acreage and auction details, so check there for the latest.

2. 515 E Main St, New Washington (auction)
Online auction with bidding closing October 15 at 6pm. It's a four bedroom home with about 2,214 square feet on almost half an acre. It sells as is with no contingencies, and taxes run about $820 every half year.

3. 21 Maine St, Ashland (auction)
A two bedroom, one bath Cape Cod going to auction October 17 at 10am. This is a low cost way in for a rental or a flip.

4. 4638 State Route 309, Ontario (auction)
Listed as an investor special. Online auction October 24 at 10am. It's a two bedroom ranch on one acre with a detached garage.

5. 4620 Township Road 121, Mount Gilead (auction)
Trustee auction October 24 at 10am. It's a three bedroom, two bath home on five partly wooded acres with a two car garage, a pole building, and a half finished walkout basement. Open houses are October 13 from 5 to 6pm and October 18 from 1 to 2pm.

6. 213 West First St, Mansfield (auction)
Online auction October 31 at 9am. It's a four bedroom home with about 2,111 square feet, and it's a good fit if you like to buy, fix, and rent.

7. 40, 43, and 45 Lind Ave, Mansfield, $290,000 for all three
Three neighboring buildings at the end of a dead end street, listed by our office. That's six units on one street. You can buy them separately or as a package. 40 Lind is $95,000 with a two bedroom and a one bedroom. 43 Lind is $110,000 with two three bedroom units. 45 Lind is $85,000 with a two bedroom and a one bedroom.

8. 100 Second St, Shelby, $275,000
Four rentals on one parcel: a duplex plus two mobile homes. The listing shows about $3,300 a month in gross rent. The owner pays about $500 a month for water, septic, and electric, but there are three separate electric meters, so there may be room to split those costs.

9. 1090 Knorr Rd, Galion (selling by the acre)
About four acres a few minutes from US 30, and the listing says it sells regardless of price. Soil tests are done with three septic options, and Galion offers a tax break on qualifying new construction. This one could work to build on or split.
