On Market Wednesdays: Mid-Ohio Investor Deals, October 28, 2026

I went through this week's Mid-Ohio board and pulled the deals that look like they have some real room in them. There's a fully rented six unit in Shelby, a Galion triplex at $80,000, a couple of duplexes, two auctions on November 12, a 9 acre Bucyrus property with a big pole barn, and a few homes under $140,000, including two listed by our office in Lexington and Willard.

Keep in mind, these aren't all my listings, just some good opportunities I'm seeing out in the market. If something stands out to you, text me and I'll dig into it with you.

This week's thirteen

1. 25 S Gamble St, Shelby, $349,900
New this week. A six unit building that the listing says is 100% occupied, with rents described as under market. Two of the six units have been renovated, so there are four more you could update over time to push rents up. The listing doesn't state the actual rent amounts.

2. 620 S Union St, Galion, $80,000
New this week. A triplex with four bedrooms and three baths total across the units and over 2,300 square feet, sold as is. The listing says it still needs a new electric panel, flooring, and plumbing updates. There's a 20 by 24 garage plus a lean to, and a 2005 Silverado comes with it. The owner doesn't have a key, so this one is curb offers only.

3. 4890 State Route 545, Ashland, $226,000
New this week. A duplex with two units, each with two bedrooms, one bath, and an attached one car garage. Both units are rented, and the MLS shows $22,200 a year in gross rent, which is about a 9.8% gross return at the list price. The tenants pay their own electric, yard care, snow removal, and trash. One unit has an updated kitchen, flooring, and water heater, and the other has newer carpet, doors, and a bathroom vanity. It also has a large yard.

4. 330-332 N Union St, Loudonville, $185,000
The price just came down from $195,000. A townhouse style duplex with about 2,400 square feet: one side has three bedrooms and one bath, the other has two bedrooms and one bath. Utilities are separate. One side has a month to month tenant and the other side is vacant, so you could live in one side and rent the other, or lease it up. The listing doesn't state the rent.

5. 3591 State Route 39, Shelby (online auction)
New this week. A three bedroom, one bath home with about 1,339 square feet on a little over an acre. It's an online auction, and bidding closes Thursday, November 12 at 6pm. There's an open house on Sunday, November 8 starting at 1pm. Auction terms are on the auctioneer's website.

6. 1566 Bowers Rd, Mansfield (onsite auction)
New this week. An onsite auction on Thursday, November 12 at 4pm. It's a custom three bedroom, three bath home with about 2,304 square feet on 5.01 acres, with a 22kW generator, a 40 by 64 insulated shop that has a finished living area, and a second outbuilding.

7. 3341 Spore-Brandywine Rd, Bucyrus, $199,900
New this week. A four bedroom, two bath two story home with about 2,492 square feet on 9.61 acres, with an 80 by 56 pole barn and an attached two car garage. The house needs restoring, so this is a value add play that comes with land.

New this week. A four bedroom, two bath home with about 2,124 square feet and a detached two car garage. It needs updating, and at roughly $38 a square foot it could work as a flip or a rental after some work.

9. 426 4th Ave, Mansfield, $87,000
Still available from last week. A three bedroom, one bath rental with a Section 8 tenant paying $1,100 a month, on a lease that runs through December 31, 2026. The roof was replaced in August 2026.

10. 98 W Main St, Lexington, $139,900
New this week, and listed by our office. A three bedroom, one bath home with about 1,415 square feet in the Lexington schools, just off downtown Lexington. The listing says it got new carpet throughout and new bathroom flooring in 2026, and most of the windows are vinyl. There's a full basement, a two car attached garage, a covered front porch, and a big back deck. It's vacant.

11. 701 S Main St, Willard, $100,000
New this week, and listed by our office. A two bedroom, one bath home with about 912 square feet. The listing says the metal roof, furnace, windows, and water heater were all new in 2024. The refrigerator, stove, washer, and dryer stay, along with a custom kitchen table and coffee bar. It could be a simple, low upkeep rental.

New this week. A three bedroom, one and a half bath two story with about 1,568 square feet and a basement. It's vacant. The listing doesn't include a description, so we don't know much about its condition yet. Worth a walk through before you run numbers.

New this week. A three bedroom, one and a half bath home with about 1,260 square feet, original natural woodwork, a porch, and a full basement. A second parcel comes with it, and the listing says the furnace is about seven years old. There are open houses on Sunday, November 1 and Sunday, November 8, from 2 to 4pm.
