On Market Wednesdays: Mid-Ohio Investor Deals, October 21, 2026

I went through this week's Mid-Ohio board and pulled the deals that look like they have some real room in them. There's a big farm auction near Crestline, a couple of auctions coming up soon, three homes under $55,000, a brick two unit property in the Madison school district, and a few rentals that already have tenants paying rent. This week I'm also including two commercial properties, a car wash in Bucyrus and a corner building on Lexington Ave in Mansfield that's listed by our office.

This week's fifteen

1. About 190 acres on Klahn Rd, Crestline (auction)
New this week. This is a big farm parcel, listed at about 190 acres, going to public auction. The listing shows the auction on Saturday, December 5. It says the land is available to farm in 2027, is tiled with maps, and sells as is. Check the listing for the full auction details.

2. 708 Fairview Ave, Galion (auction)
A three bedroom, one bath home from the 1950s with about 1,148 square feet. It's an online auction, currently set to wrap up around October 24, so check the listing for the latest timing. The listing shows a reserve of $75,186.02. It's a guardianship sale through probate court, and the house needs a full renovation, so there could be room to add value with some work.

3. 4620 Township Road 121, Mount Gilead (auction)
Trustee auction on October 24 at 10am. It's a three bedroom, two bath home on five partly wooded acres with a two car garage, a small pole building, and a half finished walkout basement. The listing says a $10,000 non-refundable down payment is due on auction day, with closing within 40 days, and it sells as is.

4. 406 Newman St, Mansfield, $45,000
New this week. A three bedroom, one bath fixer on a corner lot with about 1,048 square feet and a big wraparound porch. The plumbing is already in place for a possible second bathroom upstairs. It's being sold strictly as is and the seller won't make any repairs, so this one could work as a flip or a rental after some updates.

5. 116 N Columbus St, Crestline, $52,900
The price just came down $32,000 this week. It's a five bedroom, two bath home with about 2,504 square feet, a detached garage, a storage shed, and a fenced back yard, close to US 30. It needs updates and repairs, so there's room to add value if you're willing to put in the work.

6. 426 4th Ave, Mansfield, $87,000
A three bedroom, one bath rental with a tenant already in place. The listing says it's leased through the Metro Housing Section 8 program at $1,100 a month, with the current lease running through December 31, 2026. The roof was replaced in August 2026. There are no showings until an offer is accepted, so please don't disturb the tenant.

7. 340 Boston Ave, Mansfield, $115,000
Six mobile homes on four lots, all selling together. Per the listing, all the tenants are month to month and there are no security deposits. The listing asks for proof of funds before a showing, and showings need 48 hours notice for the tenants.

8. 199 Sandusky St, Plymouth, $120,000
New this week. A three bedroom home with about 1,728 square feet on 1.29 acres, and it's currently rented. That gives you a rental with some extra land to go with it.

9. 100 Second St, Shelby, $249,900
The price came down $25,100 this week. It's four rentals on one parcel: a duplex plus two mobile homes. The listing shows $3,300 a month in gross rent. The owner pays about $500 a month for water, septic, and electric, but there are three separate electric meters, so there may be room to split those costs.

10. 1331-1333 Stewart Rd N, Mansfield, $279,900
A one story brick two unit property on a corner lot in the Madison Local School District. Each unit has two bedrooms, one full bath, a living room, and a kitchen, and one unit also has a finished basement. The listing says both units have updated paint and flooring and a new roof put on in 2025. It was most recently used as a single home and the listing says it can easily be converted back into a duplex, so you could live in one side and rent the other, or rent both. Electric and gas are separate for each unit.

11. 88 Grand Blvd Ext, Shelby, $124,900
A two bedroom, one bath home with about 912 square feet, an attached garage, a large custom fenced back yard, and a covered concrete patio. The listing says the furnace and central air are from 2022, and the stove, refrigerator, and dishwasher are included.

12. 201 S Union St, Galion, $115,900
One of Galion's oldest surviving homes, built around 1863, with two bedrooms and about 1,178 square feet in a central spot. The Galion Historical Society has owned it since 2007 and used it as their office. The listing says it could be used as offices or as a single family home. It's zoned residential, but per the listing it's grandfathered for office use. There's also a floored attic that could be used as more living space.

13. 127 Oxford Ave, Mansfield, $49,900
A small two bedroom, one bath home with about 543 square feet in the Mansfield City Schools. The listing calls it a good fit for a first time buyer, someone downsizing, or an investor adding to their portfolio.

14. 282 Lexington Ave, Mansfield, $99,900 (commercial)
Listed by our office. This is a brick two unit commercial building on the corner of Lexington Avenue and Sturges Avenue, and the listing says nearly 10,000 cars pass by every day. It used to be a bar and a Subway, and each unit has its own utility meters. The listing says it needs significant improvements, and it's being sold as is with all the contents. A new sump pump went in this year.

15. 255 E Warren St, Bucyrus, $225,000 (car wash, commercial)
The listing calls this a profitable, turnkey car wash. It has four self serve bays and one automatic bay, plus four vacuums, vending machines, and change machines. Per the listing, the boiler for the ground heating system was replaced in 2022, the metal roof is from 2018, and the automatic bay got a new dryer in 2026.
