How Often Are Sellers Paying Buyer Costs in Mansfield and Richland County?

Seller concessions and buyer closing costs for Mansfield and Richland County homes.

About 4 in 10 recent Richland County home sales included a recorded seller concession or seller-paid benefit. The typical recorded amount was $5,000.

For buyers, that can mean help with the upfront cost of purchasing a home. For sellers, it's a reason to look closely at the full terms of an offer and what you'll receive after any credits.

I reviewed recent NAVICA MLS single-family closings to see how often these benefits are showing up in our local market.

What the Local Numbers Show

Among 301 qualifying Richland County sales closed between June 25 and September 22, 2026, 128 included a recorded concession or measurable seller-paid benefit - a rate of 42.5%.

For homes with Mansfield addresses, the rate was 41.5%, or 83 of 200 sales.

Among transactions with a known positive amount:

  • The median seller-paid benefit was **$5,000**.
  • The average was approximately **$5,150**.
  • The median benefit represented **2.45% of the sale price**.

The county total includes 127 transactions identified through NAVICA's concession fields, plus one separately documented $625 seller-paid home warranty. Using only the primary concession fields, the rate was 42.2%.

A home selling below its asking price was not automatically counted as a concession.

Where Concessions Are Most Common

The strongest concentration was in homes selling between $150,000 and $249,999, where more than half of transactions included concessions.

These numbers give buyers and sellers a useful starting point. The right negotiating strategy still depends on the individual property, its condition, competing offers and the seller's circumstances.

Financing Makes a Difference

Concessions appeared in 43 of 49 FHA transactions - 87.8% - making FHA the highest-rate financing category in this local sample.

The other observed rates were:

  • Conventional: 38.7%
  • VA: 52.4%
  • USDA: 66.7%
  • Cash: 10.0%

The USDA figure represents just six sales, so it deserves caution.

These results show why financing belongs in the conversation early. Buyers should coordinate any request for seller-paid assistance with their agent and lender so the proposed terms fit their loan and actual costs.

Full Asking Price Doesn't Tell the Whole Story

Both sales with concessions and sales without concessions had a 100% median sale-to-final-list-price ratio.

That means the recorded sale price alone can miss an important part of the negotiation.

For example, a $200,000 purchase with a $5,000 seller credit still records a $200,000 sale price. The credit is a separate part of the deal that affects the buyer's costs and the seller's proceeds.

For sellers comparing offers, the amount left after credits deserves as much attention as the headline price.

Are Buyers Gaining More Negotiating Room?

The latest 30 days in the analysis showed a 44.9% concession rate, compared with 41.4% during the preceding 60 days.

That is a modest recent increase. It is not enough by itself to establish a lasting trend, but it does show that seller-paid assistance remains a meaningful part of local negotiations.

There were also differences within Richland County. Mansfield's observed rate was 41.5%, Lexington's was 52.2%, and Shelby's was 50.0%. These groups use MLS address cities, and differences may reflect the mix of homes and financing involved.

How Does This Compare Nationally?

Redfin reported a 44.7% national concession rate for the three months ending August 31, 2026. Richland County's broader recorded-benefit rate was 2.2 percentage points lower.
